Only about 23% of California households would qualify for a median-tier home mortgage in 2026, down from about 31% in 2019. In Santa Clara County, monthly mortgage payments are now roughly 3.5 times the monthly rent for a comparable two-bedroom home. About 77% of California homeowners hold mortgages under 5%, creating a strong “lock-in” effect that suppresses available inventory.
